Casa Mia Real Estate SL is a fully licensed and certified real estate agent in Mallorca – registered under the new mandatory regulation. As of November 9, 2024, the Balearic Islands have introduced a mandatory register for real estate agents with Law 3/2024. This regulation aims to combat unqualified providers, protect consumers and increase professionalism in the real estate market. Here is an overview of the most important points for you:
- Compulsory registration: All real estate agents must be officially registered in the official register of real estate agents of the Balearic Islands in order to legally operate in the sale, purchase and rental of real estate. Consumers should check the legitimacy of the agents by requesting their registration number. Our registration number is GOIBE843748/2024
- Fight against unregulated estate agents: The measure is aimed at unregulated estate agents who distort the market with unrealistic prices and are not sufficiently qualified. This tackles a long-standing problem in Ibiza’s highly sought-after real estate market.
- Consumer protection: The law ensures safer transactions by guaranteeing that only trained, certified professionals are allowed to represent clients in important financial decisions such as buying a property.
- Enforcement and sanctions: The law provides for penalties for non-compliance and calls for active enforcement to tackle unregulated practices. Industry leaders are also advocating for regulations at a national level to ensure consistency across Spain.
In addition, we are now a proud member of the API – Agente de la Propiedad Inmobiliaria – an association that has been active in the Spanish real estate sector for many years. Membership of the API is an option for real estate agents and includes obligations in terms of training, experience and a comprehensive code of ethics. Being registered in the Registry of Real Estate Agents of the Balearic Islands and belonging to the API association gives our buyers and sellers maximum guarantees regarding our activity and qualifications.

What you can expect from your real estate agent:
Deposit insurance
